Van Nuys is the most densely populated community in the San Fernando Valley, and that density shows up as genuine variety rather than uniformity. A single-family ranch house from the 1940s can sit two blocks from a mid-century apartment building and four blocks from a newer condominium development, and each of those is a different kind of remodel.
The city was founded in 1911, named for Isaac Newton Van Nuys, and annexed into Los Angeles in 1915. Its airport, established in 1928, is still one of the busiest general aviation airports in the country, and Van Nuys Boulevard's decades as an auto row and cruising strip left it as one of the Valley's defining commercial corridors. Around that commercial spine sit residential pockets that range from modest postwar single-family blocks to denser rental housing built up through the decades to meet demand from a growing Valley.
We work mainly on single-family houses, condominium units, and small multifamily properties, and the first thing we do on any Van Nuys project is establish what is actually there, because the neighborhood name alone tells us far less here than it does in a more architecturally consistent tract community.
Van Nuys permits through the Los Angeles Department of Building and Safety. Properties near Van Nuys Airport can have additional height or notification considerations depending on proximity to flight paths, which we confirm for your specific address rather than assuming applies uniformly.
Commercial corridors like Van Nuys Boulevard and Sepulveda carry heavy traffic and tight curb parking. On properties near those corridors, we plan delivery windows and staging around that reality rather than treating every street like a quiet residential block.

What is behind the walls of a 1948 ranch and a 1975 condo conversion are genuinely different questions, and we do not assume one answer covers both.
If your address says Lake Balboa rather than Van Nuys, the construction picture is the same neighborhood by another name.
In 2007, the Los Angeles City Council approved renaming a large portion of western Van Nuys to Lake Balboa, bounded roughly by the 405 on the east, Saticoy on the north, Valjean and Vanowen on the west and south, and Hayvenhurst on the west edge. The houses did not change. The infrastructure did not change. What changed was the name on the map and, over time, a measurable difference in how the two areas are perceived and priced. For a remodel, that boundary line is worth knowing about but not worth treating as a meaningful construction distinction: the housing stock, the era of construction, and the issues we find behind the walls are shared between both sides of it.
